Preparing your investment property for rent

It is vital that the property be presented to renters in a safe, clean and tidy manner with all external areas maintained neatly.  If the property is not presented well it may detract from renters viewing the property or prevent applications, which may then delay the renting of your property.

Our office provides you with an extensive checklist that can help you prepare your property. Listed below is a basic outline of what should be carried out prior to marketing your property for rent:

– Clean the property thoroughly from top to bottom, inside and out

– Fix and repair any maintenance issues

– Lawns are mowed and tidy, weeds are pulled

Please be aware, there has been a number of changes to the Residential Tenancies Act and the main points we would like to bring to your attention as a Residential Rental Provider are;

RRP’s are responsible for arranging regular electrical and gas safety checks every 2 years and smoke alarm servicing annually.

There is minimum standards that all rented premises must meet, for example deadlocks to be installed at the property, functioning windows, window coverings and heating in the main living area.  Therefore, a visual inspection of the property is preferred to give clients the correct advice and information tailored specifically to their investment property.
